Nearly all electrical work requires certification to meet Bs7671 Requirements

Whether it’s a new electrical installation, new consumer unit, new circuit or small minor works, these all must be certified and registered for Part P building compliance.

All domestic properties (houses, flats etc) are supposed to be inspected and tested every 10 years and an electrical Installation condition report issued (EICR)

Rental properties must be inspected and tested every 5 years and landlords have a duty of care and by law have to ensure that these are done.

Commercial & Industrial Property Inspections

Commercial properties and industrial properties also have to be inspected. The frequency of testing is dependent on what type of building they are.

Residential Electrical Certification

We find that most homeowners who are looking to sell and need certification leave it until the last minute to get it done.

If possible, try not to leave it until the last minute, because practically every property needs some type of electrical remedial work carried out, this will probably delay your sale.

By law, electrical completion certificates and Part P Certificates can only be issued by the registered electrician carrying out the works.

DIY electrical and non-registered electricians works cannot be certified by 3rd parties, so please be careful who you choose, because it always ends up costing more.

Why you might need Electrical Testing and Inspection

Whether you own a domestic or commercial property, it is extremely important to have your electrical system regularly tested and inspected. Periodic Inspection Reports

If you are considering purchasing a property, we always highly recommend you have a Periodic Inspection Report carried out, whether it is a domestic or commercial premises. This report tells you everything about the existing electrical system in the property, such as whether there are issues or whether the system needs updating. It is always advantageous to have this information before purchasing the property.

We have found on several occasions that customers have completed their purchase only to then discover that the property that appeared modern and indeed attractive on the surface was in fact disguising a multitude of dangerous electrical problems.

These may have ranged from properties with inadequate earthing, old cable crumbling, connector blocks used to joint cables, burnt sockets, switches and consumer units, non waterproof sockets over sinks and baths, cables gnarled by vermin in attics, multiple rooms inadequately supplied from one circuit etc.

This type of problem would be identified by a Periodic Inspection and many of our customers have re-negotiated their purchase of properties with the knowledge (and quotation) supplied by our company.

Landlords and Letting Agents

If you are a landlord or letting agent, you will need to make sure the electrical system on any rented property is regularly tested. A domestic rental property should be inspected every year or at a change of tenancy, and we can assist with this. For commercial properties, the intervals are different, but we would be happy to provide advice on your specific industry.
